ADDITIONAL CHARGES
Additional charges will apply to any Gate Cards or Pool Tags that are not returned. Gate Cards are $50 plus tax each; Pool Tags are $3 plus tax each.

AGE REQUIREMENT
Reservations are not accepted for vacationing students or singles (under age 25) unaccompanied by a parent or legal guardian. Underage drinking and/or partying are not allowed in any of the rental units. A parent or guardian of those under 25 must occupy the rental property the entire term of the stay. All violators will be evicted with all rental payments being forfeited. Reservations obtained under false pretense will be subject to forfeiture of down payment and the party will not be permitted to register. This policy is strictly enforced.

BALCONIES
It is a felony in the State of Florida to throw ANYTHING from a high-rise building. Any object thrown is considered a lethal weapon.

BEACH SERVICE
Daily and weekly rentals during the Spring Value, Summer Season, Late Summer Season and Fall Value seasons are provided with one (1) complimentary beach set up each paid day of the stay. Additional set ups may be purchased from the Beach Service. Complimentary beach service is NOT provided to monthly rentals.

CANCELLATION POLICY
Cancellations must be made no later than 90 days prior to check-in for short-term reservations (less than one month), and no later than 120 days prior to check-in for monthly reservations to be eligible for a down payment refund less booking fee (plus tax) and cancellation fee. Cancellations made within the 90 day (or monthly 120 day) period will forfeit the down payment amount.

CHANGING A RESERVATION
Changes made to reservations are subject to the cancellation policy. Once your reservation has been confirmed, any changes made to the reservation more than 90 days prior to the arrival date will forfeit the booking fee (plus tax) plus the cancellation fee. Changes made less than 90 days prior to the arrival date will forfeit the reservation down payment. 120 days apply to monthly reservations.

CHECK-IN/CHECK-OUT TIMES
Check-in time is 4:00 p.m.; Check-out time is 10:00 a.m. Due to our high standards of cleanliness, not all units will be ready for check-in promptly at 4:00 p.m. We ask for your patience and suggest that you have alternative plans between 4:00 p.m. and closing in case the unit is not yet ready. Late arrivals will be admitted to the unit by on-site security. Guests not vacating the unit by 10:00 a.m. will be billed the equivalent to half of the daily rate.

CLEANING
Daily housekeeping service is NOT included in the rent. Rental Units will be cleaned to quality standards after departures and inspected before your arrival. Renters are responsible for cleaning of the Unit during their stay and for leaving the unit in good condition at check-out. Should the Unit be left unnecessarily dirty, you may be subject to additional charges (minimum of $50). Monthly rentals receive one (1) complimentary Mini-Clean during each month of their stay.

CONSTRUCTION
Edgewater Beach Condominium cannot predict construction plans in the area and therefore cannot be held responsible for any inconvenience. No refunds can be given in the event of nearby construction.

DAMAGE
A credit card must be presented at time of check-in and will be charged to cover the costs for any damages, missing items or charges left unpaid by guests. Guest liability is for all damage and is not limited to the amount of the damage waiver.

FITNESS CENTER
State-of-the-art fitness center is available on site for those guests age 18 or older.

GRILLS
NO GAS OR CHARCOAL GRILLING ALLOWED ON BALCONIES. Electric grills are permitted. There are three (3) gas grills for guest use located by the Riviera Room at the north end of the building and are on a first come, first serve basis.


INCLEMENT WEATHER
No refunds for early departures or inclement weather, unless a mandatory evacuation is issued by Walton County Emergency Management Services. In the event of a mandatory evacuation, your rent reverts to the daily rate, plus tax for the nights of your stay. If the stay becomes less than 3 nights, a short stay fee would apply.

LINENS/TOWELS/SUPPLIES
Although linens are furnished, please bring your own beach and/or pool towels, as linens are not to be removed from the unit. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners, bathroom paper and facial soap is provided. Should this supply run out during your stay, please provide your own supplies.

MAXIMUM NUMBER OF GUESTS
Rental units have a maximum number of occupancy depending on size. 4 guests in a 1 BR; 6 guests in a regular 2 BR; 8 in a 3 BR. Persons over the age of 2 are considered a guest.

MINIMUM NIGHT STAY
There is a three (3) night minimum stay. Based on availability, a stay of less than the minimum may be arranged. A short-stay fee will be in effect and quoted at the time the reservation is made. Saturday to Saturday only bookings are allowed during the Summer Season and Late Summer Season.

MONTHLY RATES
Monthly rates are available during October and the Winter Season. Monthly rentals apply only from the 1st calendar day of the month to the 1st of the following month.

ON-LINE RESERVATIONS
Reservations booked online will be confirmed by telephone from our reservation office within 48 hours. If we are unable to reach you the reservation will be cancelled and a credit made to your credit card in the amount of your deposit minus the nonrefundable booking fee. Units will not be held beyond 48 hours for unconfirmed on-line reservations.

*Reservations during the Summer Season and Late Summer Season may only be made for a Saturday – Saturday stay only.

PAYMENT OF RENTALS
Balances are payable in full in advance or on day of check-in. Payments may be made by cash, Traveler's Checks, Cashier's Checks, Money Orders, VISA, MasterCard, American Express or Discover. Please make checks payable to Edgewater Beach Condominium. A credit card must be presented upon check-in for incidentals and/or damages. Long term rentals are subject to additional terms.

A $50.00 service charge will be assessed on all returned checks.

PET POLICY
Absolutely no pets allowed on premises or in rental units. If pets are found on the premises or in the rental units, you may be subject to additional cleaning fee, immediate eviction and forfeiture of any rents paid. You may also incur additional charges for carpet cleaning and flea spray.

RATES
All published rates are subject to change without notice. Please understand that a rate is not confirmed until a down payment has been made. We reserve the right to correct rates that may have been misquoted due to human and/or computer error.

REFUNDS
No refunds will be given for late arrivals or early departures. Please see “Inclement Weather” policy for rules on weather related refunds.

RESERVATION DOWN PAYMENT
A down payment, per the rate schedule, is required and must be received at time of booking. Down Payment automatically applies to your rent at check-in. Down Payments are placed in an interest bearing account with interest payable to the Edgewater Beach Owners' Association, Inc.

SMOKING
Smoking is strictly prohibited inside non-smoking rental units. You will incur an additional charge for carpet cleaning and deodorizing of any evidence of smoking if found in your non-smoking unit.

TAX AND FEES
Rates do not include 12% sales tax, a $25 nonrefundable booking fee and a $50 nonrefundable damage waiver. Fees apply to each separate “stay”, even if multiple stays are booked simultaneously. These fees are automatically added to a reservation and will appear as a separate line item in the guest’s confirmation. All taxes and fees are subject to change.

TELEPHONE SERVICE
Telephone service is provided. Local calls are $1.17 plus tax per call. Toll free calls are .56¢ plus tax. Long distance calls are billed at .23¢ plus tax per minute. Please check with the Front Desk prior to departure for your charges. If these charges are not paid upon departure, they will be charged to your credit card.

UNIT NUMBER
Edgewater reserves the right to change your rental unit number if needed. Should your unit need to be changed, you will be contacted and notified of this change.

VIOLATION OF POLICIES AND RULES
Violations of our policies or those of the Home Owners Association by a guest will result in eviction of the forfeiture of all monies paid including but not limited to the down payment. Edgewater Beach Owners’ Association, Inc. reserves the right to refuse future reservations to any guest who has violated our rental policies and rules in the past.
